It is important to note that renters typically check in and out on Saturdays. Most problems are reported
at this time, or not at all (think “overtime”). When new renters check in, they report problems on
Saturday afternoons.
Preventative Maintenance Contract: Dependable Service Plumbing offers a cost-saving solution for beach property
homes and condos that is designed to keep your home or condo “in service” and safe from water
problems that can do thousands of dollars of damage in just a few minutes. Here is what is included
annually:
1. All toilets shall be checked for leakage. Toilets shall be checked to make sure they are secure.
2. Toilet flappers shall be changed regardless of condition.
3. Toilets shall be dye tested for leaks that the human eye can’t detect.
4. Houses with more than three toilets shall be charged an additional $5.00 per flapper.
5. Lavatory drains and faucets shall be inspected for leaks and proper drainage velocity.
6. Kitchen faucets, drains and disposers shall be inspected for leaks and drainage velocity.
7. Tub, drain and shower valves shall be inspected for leaks and drainage velocity.
8. Water heaters shall be inspected for obvious signs of leakage.
9. Notes on all visible potential problems shall be made and the owner advised.
10. Check washing machine hoses, an often over looked problem. We use braided steel hoses, not
rubber hoses.
11. Water heaters (optional but recommended) are an additional $20.00 per heater to flush out.

occurs during “off hours” meaning overtime pricing from any plumber. Here is how the
Preventative Maintenance Contract works:
– repair items approved by the owner receive a 15% discount
– example: The regular price for “rebuilding” a toilet is usually about $150, but the discount
reduces that to $127.50. Items over $500 shall be discounted at 10%.
– Dependable Service Plumbing will perform “preventative maintenance contract” work during scheduled, nonemergency
hours. Managing the work this way allows for lower costs, as the parts can all be
ordered in advance and “in bulk.” This “scheduled work” is far less expensive for both the
homeowner and Dependable Service Plumbing from both a materials and a time point of view.
– Dependable Service Plumbing will provide discounted pricing along with regular pricing so that owners can
compare the costs.
A point to understand……if you are receiving this information from your “rental agent,” you may
be a Dependable Service Plumbing customer! (Thank you!) Your agent trusts us to take care of his best
customers. He’s well aware that plumbing problems are not an area for amateurs and
handymen. When the plumbing problems strike, you both want a professional with high-quality
formal education and experience on the job. This Preventative Maintenance Contract establishes
Dependable Service Plumbing as “responsible for heading off problems, keeping your home or condo safe, clean and
trouble free.” We can do better work for your home if we are ahead of the problems……with
prevention.
Consider this program carefully. We will always come when you have problems, but this program is
designed to limit those occasions and the associated water damage. This also keeps your home or
condo “in service” and allows a vacation to be just that!
Disclaimer – The preventative maintenance program is a good fatih attempt to take care of problems
before they arise. Piping behind walls and/or interior of piping is not part of the inspection. Some
fixtures may no longer be serviceable and Dependable Service Plumbing shall be held blameless. Debris in piping
from foreign sources can not be warranteed. Work that is recommended, but declined at time of
recommendation, shall be charged at the regular price if done at a later date.
